Building a garage

Hey guys,
Just bought a new house and planning for a garage. I'm looking at building something that's big enough for two cars across and workshop space, plus I want to build it tall enough to allow for a parking hoist.
Has anyone gone down this track before? Realistically, if I were to allow for cost of the slab, plumbing and wiring, what should I expect to pay for it? I'm looking at either a steel or even timber framed garage. I've thought about 3 phase but don't think I'll really need it.

My mate just put in a coluorbond garage - double roller door and quite deep. Cost 7k complete.

if you have 3phase at the house and you have to run power to the shed do it at the same time, you will find it opens up so many doors when looking at workshop equipment, yes its all awailabile in single phase, but when looking at the 2nd hand market lots more is availabile in 3 phase

size.........as big as you can get away with .....price.....how much have you got.....I'm still extending after 30 years in the place!

No 3 phase at the house but I like the idea of planning ahead. Gonna re wire it and put in cat6 wiring for a degree of automation, networking and a/v.

I couldnt agree more.

Theres some congectiour on its actual size, but its rougly 14m X 11.5m (i'm not big on measuring things as I make em any how put simply it isnt big enough and theres another 3X 9ish going on the back as a storage area, and given this shed isnt as lod as it looks it probably wont be the last

2 sheds, & a 4 car carport and counting.....so many toy's.....so little room!.......fill em up, build some more!

I couldnt agree more, but my wife has some silly idea about wanting a house pft dont ask me I think its one of those men are from mars women are from venus things

Yep. I've got room for 3 wide, I plan on going 1 up and a double+ carport in front of it.

Still wondering if I should build a timber garage to match the weatherboard home, for aesthetics.

if you cant go as wide as you would like, think about "up"......mezzanines are good for "getaways"

plenty of plugs around the place and plumb a drain or two plus mains pressure under your slab at the planning stage......think about a shower as well......keeps the women folk a bit more amenable

grease on the household carpet/lounge/dog is a guaranteed fast track to a nag session (experience speaking here)

plan on an old wood burner and an old fridge as well........might as well make your doghouse as comfy as possible......you'll spend a looooonng time out there

Id go consult the overeducated wombats at the council
They will tell you what you can or cant have,dont wanna go upsetting the neighbours
Then once you have got a size you require, start the shopping around process
The size of the shed will determine on one major factor....
The depth of your wallet
Mates mum got a 6M x 9M ,fully built,slab,council fees ect and cost a tad under 20K

I would go with matching the house, it looks a little odd IMHO if you have a shiney new CB shed next to a 60's WB house

As Poppa said plumbing is a great idea, I have a laundery tub in the work shop (really easy to clean right up your arms) and you see the PA door on the side, on mine that has a shower and toliet, its great for if you get really messy in the shed, have people over for a party (gives you an outside dunny) and in my case I use it when I come home from a late night fire call, I can have a shower at the station but I prefer to do it at home unless I'm really dirty or contaiminated

with power if its single phase have atleaset 2 power circuts (I have 2 x 15a + a 20a as well as lights

Like 302 XC said, I'll be speaking to the "wombats at the council" early on in the piece. Can't go planning things only to have the council putting the kybosh on it all.

Oh, as for a "getaway", the missus is almost as big a car nut as I am so she'd be in there elbow deep in muck as well.

nothing wrong with that mate, the car in my avitar is my wifes, best thing I ever did was imbrace it

Yep

I have an old 30's kosiglow going in this winter
I also have the cafe cupboard, with a wardrobe with my esspresso machine, & stereo in it O and I also have a firdge and a couple of 50's leather arm chairs I use a head light aligner as my coffee table between them

I wake up early so I have my coffee in the shed

the tycal Saturday morning


and a sight I miss seeing :(

I built my shed a while back and although 110+ square metres might be bigger than you want, I got away for about 25k for C/B shed, Slab, Sewer, water and 3Ph from the street (40metres) It's also got half of it insulated and lined with a 2nd hand kitchen and wet room with shower/toilet. (we lived in it a while)

It all comes down to how much you can do yourself. I only outsourced the slab, the sewerage to the shed and connection of power. I have no trade, but am pretty handy (elec engineer) and used google a lot to find the best stuff to use without the need for specialist tools.

Ring around a heap of shed builders and ask what their "standard" sizes are. I paid a little more for what i wanted, but it fits perfectly.

If you want to match it up, you can still get corrugated sheets as opposed to colourbond. It will still last, and be easier than doing timber.

Councils suck, I got a councillor involved when they delayed everything, but I tired to be nice in the beginning.
