Well not really,more of an insulation thing,get some pretty cold winter nights,and hot summer days,one of the main reasons I did it in brick.house in sydney has large windows and french doors the whole way around two sides,and its hard to keep the place warm or cool in extreme weather..

After watching The river cottage series on fox its become a nice dream of mine .

The house to lock up stage will end up around $20,000 possibly a little less,hoping to get the thing finished completely for around 30k,then there will be more to spend around the property(bore,dams,internal fencing) and theres some more machinery Ill have to buy.I get alot of stuff from auctions though and do all the work myself I can,otherwise It would take me years to afford it,hopefully I can get some money out of it in the meantime selling hardwood sleepers,I have got a tip on a buyer,so Ill be chasing that up..

Thanks for the positive comments and encouragement everyone,I have always loved it in the country since a young fella,when I used to go on shooting trips with my father,and in my younger working life used to do property maintenance for a large pastoral company that had something like 30 large properties all over the state,I always loved that, 2 weeks away-2 weeks home,working everywhere from the Hay area,to the northern rivers and all points in between.
Heres a couple of pics of what my jack russel Jess found :P ,for the animal lovers out there..



She was lucky to get away from fatso unscathed :

Very nice mate. I want to buy a bigger place when im older. Were sitting on 6 acres which is good. Were far enough out of the city but close enough to head in when we want.

I want a place slightly further out with a few more acres. Maybe 100-200. Nothing huge. Big enough to have a few cattle, horses and what not. Do agistment and stuff.

Mind me asking how far off the road your house is? You said it was too expensive to run in mains. Up around my place I did many mains runs. 300 mtrs pulling cables through ditches and stuff. Fun.

Have you priced up an overhead cable? may be slightly cheaper.

Your gonna love it mate. Just make sure you price up a big shed. well maybe 2. One for equipment and another for the cars lol.

Anyone Seriously thinking of joining Nugget in the country , keep a watch on farms in the next 12 months , the drought is biting hard out here at the moment and there could be some "very cheap" ones coming up for sale . Wagga (NSW) had their biggest sheep sale ever , last week , 65,000 went up for sale & could be bigger this week . (a way to judge the economic climate)
The drought won't last forever ..............

If you have a trade (builder , plumber etc) it's very handy if things get a bit tight , you've got something to fall back on. Some full size farms are selling for LESS than what your houses are in the city .

Take the odd weekend and go for a drive and look around , there must be more than 30 families around here have moved out from the city in the last few years . We're 3 1/2 hrs from Campbelltown (NSW) in a town of 6,500 people , close enough to visit the city for the day or w/end .

Just something to think about !!!!!!!!!!!!!!!

Thanks,Ive already put a shed up,using second hand timber and some cliplock I had left over from a job.
From the house to my boundary is 2.6km,the power is probably another 1.5-2km further away than that,so even overhead lines (pole every couple hundred metres) will cost more than the property cost me,some friends have just brought in power to there farm in Forbes,which is what I used as a cost guide. After seeing that I didnt even bother pricing it...

I just noticed you cut in instead of fill...could be a prob with heavy rain...it is not allowed in QLD.

I dont need much of a reason for a piiss up really,and have been thinking of having a big party out there,Ill give yous a yell if it happens,but a proper house warming will prolly still be a while away though,Ive started building another car that will suck up most of the money for the next 6 months :O

never heard that one were building our house atm and i cut in to the block.. i also have built about 15 houses on hills and we cut into all the blocks..

i think you'll find as long as it's higher than flood level it's ok..

Nice work ... the more isulation the better ... trust me.
I was lucky in the house we bought all external walls have been insulated as well (batted) .... so in winter it is warm inside (especially when it's -5 deg C out) ... and in Summer ... it's still warm ... but on the 45 deg C days ... it didn't get to more than 31 inside with A/C off (cos the bastard died).

Definitely a housewarming is a must of property ... hee hee.

OK ... I am only on 10 acres on the "outskirts" of Sydney ... but it's my bit of country ... hee hee.

Good luck with the cattle pospects ... you will find you will spend much more on the cattle/machinery/fencing, etc than on the house.

Are you doing wide verandah's around the place???? It makes a difference in the heat of summer.

Nice work, takes a long time to build a house part time doesnt it, parents in law are still building, i think 2 years on .... lol .. it's at lockup now, but about another 12months to finish the interior off.

Yeah the whole front will get one 4 metres wide,makes a nice outdoor living area as well.
Its all just time and money ATM.
One of the next jobs will be sinking a bore,and digging a couple of tanks,had an old local fella around with some wire and willow twigs,he has found the water (he says) and Ive staked the spot.
The locals put faith in him and hes methods (divining) so who am I to argue..

You might find that you may have to close it in too ... we have mutant insects and bugs at night ... had to just close the back deck in so they don't carry us away at night ... LOL

I wouldn't mind getting a bore ... what's the going rate on getting one ... I know it can cost a bit though.

I think it all depends on the job,a friend had one sunk in Rylstone cost was around 6k..
